RUN, RUN FAR AWAY. I would give this place 0 stars if I could. I am not one to ever leave a negative review, but this is more of a warning for others to not make the same mistake we did. Book anywhere else besides this place if you can. We traveled with a group of 6 staying under 4 separate reservations in 4 different rooms. Upon check in, the receptionist let us know the check in location (address you see online) is just for check in and the actual properties Hotel Maximus owns are sprinkled all over the whole city of Rome. The tried putting each person in my group in a different location throughout the city. Someone was placed alone near the Trevi fountain, someone else was placed in a building near Roma Termini train station on the east side (not the safest area at night), and the other two rooms were on the opposite side of the city, a 15 minute walk behind the Colosseum. Multiple random buildings is not disclosed on their website, as it only lists the check in reception address (the orange building right in front of the Colosseum). As a group, we decided being separated within 30 minute walks of each other was not practical or safe. We decided to all try to pack into the two rooms near each other far behind the Colosseum. The receptionist took us to those rooms and wow what a surprise, they look absolutely nothing like or even close to the photos online. The room was gross, dingy, the beds resembled hospital beds like in an old haunted psych ward from the 1900s if that helps paint the picture of what we walked into. The receptionist was so nice and apologized profusely. He told us the owners of the properties use photos of other rooms from other properties on their website. We had no choice but to leave and try to find a new place to stay last minute on a Friday night, which was obviously a challenge and wildly expensive. The receptionist was the only redeeming thing about this place, he was so so sweet, and assured us if we filed a claim through the booking site, we could receive a full refund. Unfortunately, when I did this, the claim was denied, a refund was refused by the property owners, and the owner sent me a message threatening to call the police on me if I tried getting a refund again. This whole place was a scam, and honestly such a scary experience more than anything. I have traveled to Italy countless times, and this hotel and the interactions with the owners was the first time I have ever felt unsafe in that country ever. We ended up at Hotel Celio and WOW what a magnificent place to stay, great location, amazing staff and receptionist (who fed us limoncello all night) , really cool rooms with original mosaic floors. Book at Celio if you can!!!

If I could give no stars I would for the service! We were given no guidance on how to access our room nor were we contacted even after we tried to contact HT residence from the uk to tell them our flight was delayed. Normally when we spoke to the person the next day he said they should have sent you an email about what to do if flights are delayed we had nothing we wasted a night and had to spend more money on a different hotel. We didn’t get any apology guidance or even care as we still paid for the room. We had reached Rome at 1 am and were hoping to get straight into our room. Yes the location is nice but if no help is offered no point booking. They also have a WhatsApp service but I’m not sure why as all they do is read the messages and ignore you I even emailed and had nothing back. So beware when booking as it may result in no contact and no where to stay for the night. They just take your money.

It was clean but the room was on a completely different street. The view was also terrible. You give the reception (if you can even call it a reception) 100 euros as a deposit in case you damage something in the room, or your credit card number. They don't give you any proof, no signature, nothing. They are nice to you at first, but on the last day when you ask for the deposit, they are no longer interested. I definitely recommend finding better accommodation. I am adding photos of the view from the window.

Extremely disappointing experience. This accommodation felt like a scam, as it was absolutely nothing like the photos shown on Booking. The apartment was old, dated, dirty, and poorly maintained. The room felt unsafe, with steep small stairs leading to the bed area and a very low ceiling where I could not even stand properly. There was no one to greet me upon arrival. Although the self check-in was smooth, everything was left open, from the building entrance to the apartment door, which did not feel secure at all. I immediately contacted the host to complain, but received no reply whatsoever. Considering the high price paid, this was completely unacceptable. I have already opened a case with Booking. I strongly believe listings like this should be reviewed carefully to prevent other guests from being misled.

I booked this hotel through Booking.com and was a little surprised to see its rating on Google Maps, because my experience was quite positive. The rooms are small, but clean and comfortable. The location is great, especially if you want to stay near the Colosseum. Compared to many other hotels in Rome, I also found it reasonably priced. Overall, I was happy with my stay.
